Overview
The Gulf Station Feasibility Review, led by ODIN360 for the National Trust and supported by DJSIR, provided a comprehensive assessment of the masterplan to transform Gulf Station into a leading heritage and agritourism attraction in the Yarra Valley. The project adopted a robust methodology anchored in extensive stakeholder consultation, comparative industry analysis, and a clear alignment with regional, state, and federal tourism strategies.
Initial phases focused on defining a concise and compelling vision for Gulf Station as an operational heritage farm, incorporating sustainability principles and hands-on visitor experiences. Consultation with agencies, council planners, tourism bodies, and heritage regulators ensured that the proposed masterplan responded to planning constraints while maximising opportunities for new tourism products, accommodation, and educational programming.
The feasibility review detailed a series of deliverables critical for project success, including detailed market and financial analyses, exploration of governance and operational models, and the identification of diverse revenue streams—such as accommodation, events, education, and farm produce. Special focus was placed on strategic partnerships, volunteer engagement, and leveraging synergies with initiatives like the Yarra Valley Trail and regional agritourism ventures.
Key outcomes include a sustainable operational and business model, increased community engagement, and a practical roadmap for growing visitation and economic impact, all underpinned by strong heritage conservation. The review’s conclusions provide the National Trust with an actionable framework for pursuing funding and approvals, emphasising the region’s capacity for unique, high-quality, and immersive visitor experiences. The Gulf Station approach, balancing conservation with commercial realities, offers a replicable model for similar heritage regeneration projects.
