Overview
The Burnham Beeches redevelopment is a transformative regional tourism and heritage project focused on breathing new life into Victoria’s iconic Art Deco estate in Sherbrooke, Dandenong Ranges. ODIN360’s role encompassed the preparation of a compelling, data-driven economic impact assessment and full grant application to the Victorian Regional Tourism Infrastructure Fund (RTIF), making the case for $5 million in government support for this $43 million plus investment. The project features the creation of a destination Six Senses luxury hotel and wellness centre—Australia’s first—alongside eco-glamping, immersive spa experiences, hospitality venues, a market village precinct, and extensive nature-based visitor facilities. ODIN360’s economic analysis demonstrated that Burnham Beeches promises over $237 million in net regional benefit over 15 years, with sustaining impacts on job creation (200+ construction roles, 170+ ongoing operations) and private sector investment leverage exceeding 8:1. The work included detailed modelling of visitor segments, seasonality, and expenditure patterns, underscoring the region’s need for high-yield accommodation and the unique potential of wellness tourism to drive year-round business. The project is directly aligned with the priorities of the Yarra Valley & Dandenong Ranges Destination Management Plan, Experience Victoria 2033, and THRIVE 2030 strategies, especially around sustainability, heritage conservation, and luxury tourism product development. Critically, ODIN360 coordinated the submission of a robust evidence-based grant application, integrating comprehensive financials, stakeholder endorsements, planning compliance, and community benefit arguments. The Burnham Beeches application was successful and grant funding awarded to Burnham Beeches.
